If you already have cryptocurrency on another crypto wallet or exchange, send USDT to your address on Binaryx. Specify the amount, then go to the Wallet and complete the transaction.
NOTE THAT THE ADDRESSES FOR DEPOSITING IN USDT (MATIC) AND USDT (TRC20) ARE DIFFERENT. CAREFULLY CHECK THE ADDRESS AND NETWORK FOR THE DEPOSIT


If you haven`t cryptocurrency on another crypto wallet or exchange, Crypto Banks or Apps are an excellent choice if you want to combine a bank account with a crypto wallet. Apps like IN1 offers an easy way to add funds via bank card, SEPA transfer, or cryptocurrency. It's convenient for EU users and for those working with both fiat and crypto.
How it works:
- Register an account with a crypto bank (e.g., IN1, Crypto.com, Utorg, Brighty).
- Pass Verification with KYC.
- Fund your account with your local currency with your bank card, SEPA, Apple Pay.
- Purchase USDT directly within the app.
How to top up Binaryx via IN1 or another app?

Withdraw rental income
Your rental income will accumulate daily from the apartment's rent start date. You can find this date on the apartment's page, in the “Property Roadmap” or "Project Timeline" section.
To see how much rental income has accrued, go to Portfolio and see your Total Rent Balance. What you will see is the total amount of earnings that all your properties have brought you to date:

Click "Claim All" to withdraw this money. You will receive it in your Wallet in USDT. Withdrawals are available anytime, and there is no minimum limit.
You can also send USDT from your Binaryx Wallet to any other crypto wallet at any moment.
Price slippage function
This feature allows you to buy tokens at the best price. It is enabled by default and set at 5%. To buy at the best price, you do not need to enable it separately - you just make a purchase as usual.
How does it work?
Previously, if two customers saw the same token price during a purchase, only one customer could complete the purchase, and the other would receive a transaction error. If dozens of customers made the transaction at the same time, all but one of them would receive errors.
We understand that when opening presales, a high load for several minutes is inevitable. A transaction can take 1-2 minutes, and during this time, several customers can buy tokens. To avoid mistakes during transactions, we have implemented a function that adjusts your investment if the price changes within a given range (no more than 5%). This means that if the price changes by 1, 2, or 5% during the purchase, your transaction will be completed at the best possible price.
It is important to note that enabling the feature does not mean that the token price will be 5% higher for you. It may not change at all. However, the enabled feature maximizes your investment potential by ensuring that the transaction is completed. You can change this threshold and set slippage to 1, 2, or 3%. However, if you plan to invest at the very beginning of the sale, we recommend leaving it at 5% by default.
Sign Up or Log In
You can invest in real estate on the Binaryx Platform in 3 simple steps. The whole process will take you a few minutes.
- Open the Binaryx Marketplace and click "Sign up/Log in" in the upper right corner:

- Sign up with an email:

- To ensure legal property ownership, we must know your identity and enter your name into the co-owners list. That's why we ask investors to verify their identity (complete a KYC check).
- Once you log in, you will see this message. Click on the link and start the verification:

- Follow the instructions; the check should take you at most 5 minutes.
Credit or Debit Card / Bank transfer.
You can top up your balance with a Debit/Credit card using our trusted partner and payment provider Guardarian, where you can choose the currency and method you need:


The Binaryx Platform does not charge bank transfer fees.
For payments in USD, we will credit your Binaryx wallet with an amount in a 1:1 ratio. All conversion rates is performed and calculated on Guardarian automatically.
Buy Construction tokens
Open the Binaryx Real Estate Construction Marketplace. Here, you will see properties on sale, their prices, the amount of funds raised, and the apartments’ descriptions.
Select the real estate you want to buy tokens for and click on the property you are interested in.

Get acquainted with the object's card, terms, and yield indicators.
After you have selected the object for Construction investments, click “Invest”:

Enter investment amount, check price slipage and confirm the transaction:

Congratulations! Now you are an official co-owner of a real estate project being built in Bali - not only in the blockchain, but also in the real world 🏡
Sign in with Metamask
If you are using Metamask wallet, you can log in accordingly:

After that, you will get a popup of your Metamask wallet. Confirm your login directly in the wallet

To ensure legal ownership of the property, we must know your identity and list you as a co-owner. Therefore, we ask investors to confirm their identity (undergo KYC verification).
After logging in, you will see a message like this. Follow the link and start checking:

Sell tokens on P2P
In Binaryx, you can withdraw your investment anytime in just a few clicks. To sell your property fraction, go to the "P2P Market" tab in the menu:

This is where Binaryx real estate investors sell their property fractions, or tokens, to each other. Please note that Binaryx charges a 5% secondary market fee.
Important: You can only sell tokens if the property sale has been completed.
Find the property that you want to sell, enter the ammount of tokens you want to sell or click "Max" and click "Sell":

After that, confirm your transaction.
Other investors will see that you placed your tokens for sale. Once someone buys them, the corresponding amount of USDT will be sent to your Wallet. Your USDT balance will increase, which will also be reflected in your Transaction history.
In the same way, on the "P2P Market", you can buy new property tokens that other investors have put on sale.
Investment strategies for generating income from construction-stage properties
You will be able to use either one investment strategy or all 4 strategies in different proportions. How all three investment strategies work:
1. Retaining the asset and earning rental income
You will receive rental income proportional to your share of the property. Your real estate tokens will automatically generate income from rentals. If needed, you can always sell your tokens on the Secondary Market, similar to how rental property tokens currently operate.
2-3. Selling the tokens
This strategy allows you to sell your tokens either at the declared price (the value of a token for a completed property) or via a priority sale with a small commission.

Selling tokens at the nominal price If you choose this strategy, your tokens will be listed for sale as rental property tokens in the “Rental” section. Once your tokens are sold, or other users purchase tokens from the “Rental” section, you will receive USDT for the sale directly into your wallet. While your tokens are listed for sale, you will continue to earn rental income.

Priority token sale This strategy is similar to the standard sale, with the key difference being that your tokens are placed in a separate priority queue for faster sales at a market commission of 5%. The sales priority operates on a “first-come, first-served” basis. If multiple orders are submitted, preference is given to those who purchased tokens earlier, factoring in the average holding period.
4. Combined strategy
This approach allows you to independently determine the proportion of tokens to retain and sell.
Example: You decide to quickly generate returns on your investments and choose the following approach:

Retain 40% of your tokens to earn rental income.

Sell 30% of your tokens at the nominal price.

Sell 30% of your tokens via priority sale (with a 5% commission).
This way, you can flexibly balance between maintaining passive income and ensuring liquidity for your assets.
Note: If you do not select a strategy within 30 days, Strategy 1 — “Retaining the asset and earning rental income” — will be applied automatically.
With this flexible mechanism, each investor can choose the most optimal way to generate income that aligns with their personal financial goals and plans.
Deposit Funds
If you've logged in with MetaMask, you can skip this section. However, ensure you have enough USDT on Polygon to purchase on Binaryx Marketplace.
If you've logged in via email or Google account, click "Wallet" in the menu once you finish the identity check. You will see a cryptocurrency wallet that we've automatically created for you. There will be two cryptocurrencies – POL and USDT:

The property ownership rights on Binaryx are represented as digital tokens with minimal investment at $50. To purchase real estate tokens, you will need two cryptocurrencies – USDT and POL.
USDT is a cryptocurrency used to buy real estate tokens. Its value is equal to U.S. Dollars: 50 USDT = 50 USD.
POL (formerly MATIC) is a transaction fee on the Polygon blockchain. We've already provided some POL in your wallet for initial transactions.
Sign in with Wallet connect
If you are using external (cold) cryptocurrency wallets like Ledger or One Key select the appropriate login method:

After that, find the wallet you want and scan the QR code to log in.

Buy Tokens
On the Binaryx platform, you can invest in two types of real estate.
We offer two measures of real estate profitability: the APR and IRR (Internal Rate of Return). The APR is how much you will get from rent. The IRR includes the APR plus the expected price growth for this property.
Rental real estate, where you receive rental income from the first day you buy tokens. Such properties are offered on the Rental page. These are already built properties.
Construction investments, which allows you to invest in real estate during the construction phase. Investing in properties at the construction stage can bring significantly higher returns than buying an already built property. This is possible because the construction companies offer to buy properties at a large discount when investing at an early stage. Based on this, investors can choose one of the investement strategies. Such properties are offered on the Contruction page.
Buy Rental tokens
Open the Binaryx Real Estate Rental Marketplace. Here, you will see built properties on sale, their prices, the amounts of tokens available, and the apartments’ descriptions.
Select the real estate you want to buy tokens for and click on the property you are interested in. Select the ammount of tokens and "Buy":

Congratulations! Now, you are an official co-owner of an Rental apartment and from that moment on you start receiving income from renting your property — not only on the blockchain but in the real world.🏡
How Do Construction Investments Work on Binaryx?
Construction investments on Binaryx allow you to invest in real estate during its construction phase, often at significant discounts compared to completed properties. This early-stage investment offers higher potential returns due to the reduced purchase price and added value upon project completion.

How Income Is Generated on Construction Properties?
Revenue from construction real estate is mainly generated through the sale of completed properties. Investors buy tokens at a discounted price during the construction phase, and after the construction is completed and the property is sold, the profit is distributed among the token holders.
For example, tokens purchased during construction at $32 per token can be redeemed for $45 after the property is sold, providing a profit based on the difference between the purchase price and the sale price.
It is worth noting that while the tokens of the constructed object are being sold, the owner/investor receives rental income through a guarantee from the management company or the start of renting the object.

How Rental Income Is Generated?
Rental income comes from tenants who lease the property. A professional property management company handles all aspects of tenant relations, including finding tenants, maintaining the property, and ensuring timely rental payments.
The income collected from tenants is then distributed automatically to investors on a daily basis. Each investor receives their share of the rental income based on the number of property tokens they own. The more tokens you hold, the larger your share of the income.
