The Magic Story complex comprises seven two-story homes nestled in a tropical garden setting. Each home incorporates structural features from industrial loft architecture with traditional Balinese architectural accents. Steel frames and brick walls, together with temple-inspired architectural elements and garden statuary, are a popular mix in modern Balinese constructions.
The building stresses longevity in Bali’s degrading tropical climate by using 200mm thick steel frames for the foundation and ironwood covering, which is noted for its weather resistance. These are the same steel frames that have been battle-tested in previous Rumah Archipelago Villas projects. The walls are made of temple red bricks with a special moisture-resistant coating, which makes them durable enough to withstand decades of rainy seasons.
Inside, each house embodies the industrial loft concept with an open-plan arrangement in which living rooms flow into one another. The bathtub is built right into the living area, suggestive of reused industrial areas. This unorthodox design produces a spacious, studio-like ambiance, which is accentuated by additional features such as a two-story fireplace and traditional Balinese figurines strategically placed throughout the property.
The villa spans two levels and measures 115m². The first thing you’ll notice is how wide, big, and free the space feels — high ceilings with exposed Bangkirai wood beams from Kalimantan extend overhead, and giant, almost floor-to-ceiling windows let in plenty of natural light.
The first level is open-plan and features 80×80 cm granite tiles. A two-story fireplace provides a natural focal point on both floors. In true loft style, a freestanding bathtub is integrated into the living area, with the toilet, shower, and other amenities housed in a separate bathroom.
The kitchen area includes an island table topped with QUADRA Kintamani Stone. The kitchen is completely outfitted with Modena Italy appliances, including a built-in gas burner and oven, refrigerator, dishwasher, and water dispenser. A tropical pool is directly accessible from this level.
Ascending to the second level, you’ll discover a bedroom with breathtaking views from windows and down to the lower level’s central area.
On the other side, an open room doubles as a library and office space.
This level also includes a one-of-a-kind feature: a secret loggia room that can be used for meditation or as a romantic sanctuary.
Furniture made from Java Island’s Old Teak wood gives warmth to the villa’s industrial aesthetic. Modern comforts are smoothly integrated; a Sony 65" TV and strategically placed Daikin air conditioning units provide modern convenience while keeping the space’s visual integrity.
Magic Story villas are located near Bingin Beach. Bingin Beach is a 200-meter length of white sand beneath limestone cliffs in Uluwatu, South Kuta. It’s well known among surfers for its difficult reef break, which has allowed the location to preserve a more relaxed environment than more prominent Uluwatu destinations like Padang Padang or Single Fin.
Over time, the neighborhood has evolved its own distinct identity. Unlike the largely commercialized areas of Bali, Bingin has a mix of indigenous warungs and sophisticated cafes carved into the cliffside. You’ll discover both traditional Indonesian cuisine and modern dining establishments, making it convenient for everyday life without feeling overdeveloped.
Access to the beach requires descending cliff stairs, a defining feature of Uluwatu’s beaches that has naturally inhibited large-scale tourism development. This terrain has served to preserve the area’s charm while keeping people to a bearable level, especially during peak season. Most amenities, including convenience stores and restaurants, are centered around the main road at the top of the cliff.
Additionally, the position provides some time-saving advantages. It takes about 30–40 minutes from Ngurah Rai International Airport (depending on traffic), and major attractions such as Uluwatu Temple and Nusa Dua are within a 15–20 minute drive. The roads in this portion of the peninsula have improved significantly in recent years, but expect typical Bali gridlock at peak hours.
Rumah Archipelago Villas is a Bali-based developer recognized for its limited-unit villa projects throughout the island. Their portfolio includes Tropical Loft in Padonan, Taman in Batu Bolong, and now Magic Story in Bingin, with each project averaging 4–7 villas that combine modern styles with Indonesian architectural features. The company operates from its headquarters in Tibubeneng, Kuta Utara. It manages the complete development process, from design and building to villa maintenance, using its unique heavy steel frame construction method and premium material selection on all projects.
The Magic Story work is well along, with approximately 10 months until completion. The fundamental structure of the villas is now taking shape after nearly 6 months of intensive building. The steel frames are in place, and the teams construct the outside walls with moisture-resistant Temple Red Bricks.
With the fundamental and structural construction nearly complete, the following phases will concentrate on interior development. The following months will see the installation of floors and windows and the start of internal wall work.
The last steps will include finalizing the inside and incorporating the development’s specific design elements. These stages often take up most of the timetable since they require intricate craftwork and creative aspects rather than regular construction methods. Each design feature must be m
The Magic Story’s construction fundraising timeline is divided into two phases, with the first phase launching on February 20 and concluding once $89,287 (36% of the total villa value of $249,000) is successfully raised. During the first phase, you can achieve up to 23.08% ROI, which translates to 27.69% APR annually. Token prices during this phase range from $22.75 to $24.03.
Binaryx’s construction investments operate through a dynamic token pricing system, refined to provide smoother price progression. Each token represents a fraction of the property, with prices increasing gradually between purchases. For example, the first token in the first phase starts at $22.75, and the last token will reach $24.03, providing ROIs from 23.08% to 16.5%, respectively.
Once the first phase is completed, the second will begin with higher token prices starting at $25.24. Your initial investment and the number of tokens acquired totally determine your eventual return.
